Timber Window Repairs & Restorations Across Melbourne

Real repairs. Real Melbourne homes.

We repair and restore existing timber windows rather than automatically replacing them.

Work can include localised rot repairs, replacement sills, new timber sashes, glazing upgrades and complete window restoration. We retain sound original material wherever practical, removing what has failed and rebuilding damaged areas with timber wherever it makes sense.

These selected projects show the repair methods, careful detailing and practical decisions behind the finished work.

Selected restoration projects

Ferntree Gully

Full-Width Window Restoration & Glazing Upgrade

A continuous run of timber windows extended across several rooms of a split-level home. Full replacement was outside the client’s budget, and energy efficiency and sustainability were priorities.

The original construction left the edges of internal wall studs visible through the glazing between rooms. The window system was modified to better separate the rooms while retaining the existing structure.

Extensive timber repairs were completed and ComfortPlus laminated glass installed. The client later reported a noticeable reduction in heat through the windows.

Clarinda

New Timber Sashes, Sill & Jamb Repairs

Substantial deterioration on a rental property affected the timber window sashes, sills and jambs.

New timber sashes were made and fitted, deteriorated sill sections replaced and jamb repairs completed using timber. The windows were prepared and painted while retaining the original appearance of the home.

Olinda & Croydon

Colonial Bar Removal & Window Conversion

Older colonial-style timber windows were converted to a simpler standard sash design. Colonial bars were removed, new timber sashes made and fitted, deteriorated sill sections repaired where required and 6 mm laminated glass installed.

The numerous joints in colonial bars can become deterioration points and make ongoing preparation and painting more involved. The conversion provides a simpler sash arrangement while retaining the existing window structure where practical.

Lilydale

1860s Manor House Entry Restoration

This previously abandoned 1860s manor house had a timber entrance in need of careful restoration. Original components were retained wherever practical, and missing or deteriorated decorative timberwork was carefully recreated to match the existing profiles and detailing.

The before-and-after transformation shows how careful repair and matching detail can restore the character of an old entry.

Hawthorn

Historic Window & Entry Restoration

The front entrance and original timber windows of a historic Hawthorn residence were restored. Existing joinery and decorative details were retained wherever practical, deteriorated areas repaired, and the windows serviced. Sash cords were replaced as required, followed by preparation and painting.

Upwey · Dandenong Ranges

Dormer Windows, Awning Sashes & Exterior Timber Repairs

This project involved high-level dormer windows, awning sashes and deteriorated exterior timber. Rotten timber and fascia sections were repaired.

Open gable mitre joints were repaired by fitting and gluing solid timber wedges rather than simply filling large gaps. The timber was shaped and finished to blend with the existing work.

A practical timber repair method

EASTERN’S INTEGRATED SILL SYSTEM

Timber window sills are often dense hardwood and can remain sound for decades. Deterioration frequently begins where glazing has failed or become loose, allowing moisture around glazing beads and exposed joints.

Moisture deterioration can travel along timber grain considerably faster than across it. That does not necessarily mean the entire sill or window needs replacing.

With EASTERN’S INTEGRATED SILL SYSTEM, deteriorated external timber is cut back on the high side of the existing rebate until sound, undamaged timber is reached. The repair incorporates the approximately 10 mm internal rebate/interlock used by Eastern Rot Repairs to provide a solid connection between the sound existing timber and the new sill section.

Localised deterioration in jambs or surrounding components can also be cut out and replaced with carefully fitted solid timber. New timber is spliced into sound existing structure using quality exterior-grade adhesives and appropriate fixings.

Structural deterioration isn’t rebuilt with bog. Failed timber is removed and replaced with timber.

Because sound portions of the existing window are retained, internal architraves can remain untouched and, in suitable cases, no internal access is required.

REPAIR THE FAILURE — NOT THE ENTIRE WINDOW.

Specialist timber care

Cedar Restoration

Cedar is a beautiful but relatively soft timber. Aggressive sanding or poor repair techniques can damage its profiles and surface. Weathered cedar can look badly deteriorated even when useful timber remains beneath the surface. Exposed end grain should be sealed to help protect the timber.

At a Ferntree Gully home, badly deteriorated cedar lining boards were replaced. The client then asked Eastern Rot Repairs to sand and refinish the whole exterior. The finish was Haymes Dexpress Light Oak. This repeat client has continued to comment on how well the finish looks approximately six years later.

The intended final coating—paint, stain or clear finish—should be discussed before repair work begins because it can affect material and finishing choices.

Draught Sealing & Window Servicing

Suitable existing timber windows can often be improved without replacement. Discreet brush and fin seals can be machined into suitable timber components to reduce unwanted air movement while allowing normal window operation. Where appropriate, seals can be incorporated into new beads or existing timber profiles.
